Most borrowers need W-2s and tax forms for the last two years, recent pay stubs, two to three months of bank and asset statements, a two-year employment and residency history, a copy of your driver's license, and your ratified sales contract once you're under contract. Self-employed buyers and FHA/VA borrowers have a few additional items.
Lenders look at two years of income history to confirm your earnings are stable and likely to continue. This matters especially for commissioned or bonused income — if it makes up 25% or more of your base, you'll typically need two years of tax returns to document it.
Self-employed borrowers usually need their two most recent years of tax returns with all schedules (including K-1s if applicable), a current profit-and-loss statement and balance sheet, and — if they own 25% or more of a company — corporate or partnership returns for the last two years plus W-2s or 1099s.
Yes. FHA loans require a copy of the Social Security card and driver's license for each applicant and co-applicant. VA loans require your original Certificate of Eligibility and a copy of your DD-214 discharge paper, the name and address of your nearest living relative, and child care information.
